Avla Real Estate Area Report · Nikaia – Agios Ioannis Rentis · Piraeus · October 2026. This is a district-level assessment; it does not include a review of a specific apartment.

Location

Nikaia – Agios Ioannis Rentis is the only municipality in northern Piraeus situated between the port and the western industrial axis of Athens. 103,488 people live in 11.2 km² (2021: Nikaia 88,077, Rentis 15,411); in 2011 it was 105,430. Nikaia is a densely populated residential city (~13,250 people per km²); Rentis is a sparser district intertwined with logistics, wholesale trade, and small-scale industry. The Nikaia center is 7.6 km from Syntagma as the crow flies, and the Rentis center is 5.4 km.

There are three major sources of demand. The Nikaia General Hospital “Agios Panteleimon” is ~1.3 km from the Nikaia center. The Ancient Olive Grove campus of the University of West Attica (approximately 57 thousand undergraduate students) is ~1.2 km from the Rentis center and ~2.3 km from the Nikaia center. The Athens Central Market, where approximately 350 wholesalers operate in 260,000 m², is in Rentis (~700 m). The port of Piraeus is ~2.3 km from Nikaia.

The structural turning point for the municipality is the metro: the Nikaia, Korydallos, and Agia Varvara stations of Metro Line 3 opened on 6 July 2020, and the final section extending to Piraeus opened on 10 October 2022. Nikaia gained direct rail access to the center and the airport.

Schools

Schools providing English-language education or programs and their distances from the Nikaia district center as the crow flies:

  • International School of Piraeus (ISP) — IB Primary Years Programme (PYP) · English and Greek · 2.5 – 12 years old · Piraeus · ≈2,580 m
  • Lampiri Schools — Greek curriculum + IB Diploma (since 2017) · Kindergarten to high school · Moschato · ≈3,700 m
  • International Metropolitan School (IMS) — IB PYP, MYP and Diploma · English and Greek · Kindergarten to high school · Alimos · ≈9,210 m
  • Verita International School — British curriculum, IGCSE · English · 2 – 18 years old · Glyfada · ≈13.1 km
  • ACS Athens — American curriculum + IB Diploma and AP · English · Kindergarten to high school · Chalandri · ≈15.5 km
  • St. Lawrence College — British curriculum, IGCSE and A-Level · English · 3 – 18 years old · Koropi · ≈19.7 km

The distance is a straight-line measurement from the Nikaia district center to the school campus (OpenStreetMap); as the campus location is taken at street level, it may deviate by ±300 m, and the road distance is longer. From the Rentis center, Lampiri is ≈1,930 m and ISP is ≈3,250 m away. There are no schools with an international curriculum in the municipality itself; English-language high school options are in Moschato and the southern suburbs. Enrollment conditions, open classes, and quotas are to be confirmed directly with the school.

Transport

Nikaia is on Metro Line 3 (blue): Nikaia station to the district centre is ~320 m, Korydallos ~990 m, Maniatika ~1.3 km. Line 3 connects Piraeus 2 and Syntagma 8; it goes to the airport without a transfer. There is no metro in Rentis: the Piraeus–airport suburban train (Proastiakos) Rentis station to Rentis centre is ~790 m, Metro Line 1’s Moschato station is ~1.45 km. The Kifisos and Piraeus roads link the municipality to the centre and north.

Distances

Distances are as the crow flies. Car travel times are measured via the OpenStreetMap road network without traffic; they increase significantly during peak hours. The airport metro time is the value published by Athens Airport.

Tenant profile

Demand is not dependent on tourism; it relies on the working population of the hospital, university, port, and wholesale trade. Rental levels are below those of Piraeus but have risen rapidly over the last year.

  • Healthcare professionals — Nikaia General Hospital; shift-based, long-term.
  • Students and academic staff — University of West Attica; Rentis and eastern Nikaia side, 1-bed and studio.
  • Port, logistics, and market workers — Piraeus port, Central Market, and Rentis logistics axis.
  • Resident families — The original fabric of Nikaia; long-term, low turnover.

Figures represent listing (asking) prices; actual transaction prices are generally slightly lower. According to Indomio, Nikaia listing prices have increased by 58.5% over five years; the most expensive sub-district is around Vokou Grove (€2,575/m²). We do not provide unverified rental or yield figures for specific apartments; the rental agreement and, if applicable, the text of the rental guarantee are provided in writing during the offer stage.

Risks

  • Golden Visa restriction: Short-term (daily) rentals are prohibited for properties acquired via Golden Visa; thresholds and eligibility are confirmed in writing on an apartment-by-apartment basis by an independent Greek lawyer — no statement on this page constitutes such confirmation.
  • Prestige and resale: Nikaia and Rentis are not well-known addresses for foreign buyers; the buyer pool at exit is primarily local and rental investors, so the sales period may be longer than in coastal districts.
  • The mixed texture of Rentis: logistics, wholesale markets, and light industry; heavy vehicle traffic and noise levels vary from street to street. The most affordable sub-district in Rentis is around the Wholesale Market (€1,490/m²).
  • Rate of rental growth: rental listings increased by 11% – 13 in one year; it should not be assumed that this rate will continue.
  • Flooding: Flood protection works in areas near the Kifisos basin are on the municipal agenda; risk is confirmed on a building-by-building basis for ground and basement floors.
  • Tax calendar: it has been announced that for non-EU/EEA individuals, the property transfer tax will increase from 3% to 15% as of 1 July 2027; scope and exemptions are confirmed prior to purchase.

Avla’s district view: Neutral — yield-focused. Nikaia – Rentis combines the lowest entry price in the Piraeus region with demand from the metro, hospitals, and the university. Value appreciation comes not from prestige but from transportation and rental demand; the exit period may be longer than in coastal districts.

Framework first

Why does the investment threshold differ for everyone?

Because there is no single figure. Legislation defines three tiers, and the location and legal status of a property determine which tier it falls into.

€800,000
Upper tier
Applies to areas under high demand. Requires a single property and at least 120 m².
€400,000
Other areas
The same conditions of a single property and at least 120 m² apply.
€250,000
Not location-dependent
Only in two cases: (a) change of use for a non-residential building, (b) restored listed building.

Practical implications for your file: The threshold for standard new builds in Attica is €800,000. Which threshold the properties in this file fall under is determined by the location and legal status of the property; this is confirmed in writing via an independent Greek lawyer’s review on a property-by-property basis. We have not stated in any section that “this apartment qualifies for GV”; we obtain confirmation via documentation.

Security and Golden Visa 2026Your funds are held in a dual-signature account — how your money is protected step-by-step, 2026 rules+
Financial protection shield

Your money does not go to the seller, but to a dual-signature account.

The purchase price is not deposited into an account that the seller can use freely. It enters a separate bank account from which not a single cent can be withdrawn without two signatures: one from the seller and the other from the lawyer Avla has appointed for you. The money is transferred to the seller in installments only as the following steps are documented.

Exclusively for Avla clientsThis dual-signature escrow account is not a standard practice offered by the developer to everyone. It is opened only for clients purchasing through Avla, and Avla appoints the co-signing lawyer. Currently, only one of our developers offers this account; we will confirm in writing during our meeting whether it is applicable to your chosen project.

Lawyer cannot be replaced

The co-signing lawyer cannot be removed without your consent; funds in the account are free from seizure and liens.

Funds are released only to the seller’s account

No payments can be made to any other person or account; the flow can only be altered by a court order.

What you need to know clearly

Funds deposited into the account are used solely for the price and construction of this apartment and cannot be withdrawn. The contract is subject to Greek law; source of funds (AML) documents are required.

2026 table for Golden Visa

We will disclose the figures with documentation during our meeting; however, to set your expectations correctly from the start, the framework is as follows:

800,000 €
Standard investment threshold applicable throughout the Attica region.
250,000 €
Special route applicable only to properties converted into residential units through a change of use, with the conversion completed.
5 years
Residence permit duration; renewable as long as the property is held.
Prohibited
Short-term (Airbnb-style) rentals are not permitted for properties subject to the Golden Visa.
Important: If the price shown on the title deed falls below €250,000, the right of residence becomes invalid. This threshold must be maintained during discount negotiations. If the property is sold, the residence permit is cancelled. The threshold applicable to each project is documented separately.
Announcement · September 2026

Property transfer tax 15%

From 1 July 2027

For residential property purchases by non-EU/EEA natural persons, the property transfer tax is being increased from 3.09% to 15.45%. Corporate purchases, EU/EEA citizens, long-term residence permit holders, and individuals of Greek descent are excluded. The Prime Minister announced this on 6 September, and the Ministry of Finance provided details on 8 September — there is no draft law submitted to Parliament yet.

Portfolio Golden Visa

With long-term rental condition

The 2026–2035 National Housing Strategy proposes a separate Golden Visa category where multiple apartments are purchased as a single portfolio and all are rented out long-term. The threshold, rental duration, and conditions have not yet been drafted; market sentiment suggests it will be an option for the €400,000 / €800,000 tiers where the single-property rule applies — this is a proposal, not law.

€250,000 route

Conversion category

The €€250,000 tier is currently in effect and applies only to properties converted into residential units through a change of use. The sector is requesting an exemption from the new title deed tax for this category — the rationale being that these investments do not withdraw housing from the market, but rather create new stock. No decision has been made yet.
